Cobtree Manor Golf Club

Cobtree Manor, located just off bluebell hill, is a Par 69, 5497 yard course, with one par 5 and four par 3’s.

We are a technical course, that combines tree lined fairways with stunning views, creating a challenging test for experienced golfers whilst at the same time remaining playable for the higher handicapper. Over the past year under Get Golfing, we have completed projects to rejuvenate both the course and the clubhouse, including reshaping greens and fairways, adding new drainage lines and redecorating the clubhouse. We are excited to continue our journey and hope to see you down here soon.

  • Local Rules

    OUT OF BOUNDS

    I. Beyond any white posts, any wall, fence, hedge or boundary to the course.

    II. The right hand side of the 7th fairway is OOB. This is a teaching area.

    OBSTRUCTIONS

    Trees
    I. A staked tree interfering with either stance or swing. The ball may be lifted and dropped within one club-length, without penalty, not nearer to the hole.

    15th Hole
    II. A ball coming to rest on the cart path or against the sleepers defining the edge of the path (in front of the green) that interferes with your stance or swing. The ball may be lifted and dropped in the drop zone to the left of the green without penalty.

    RELIEF AREAS

    I.​ The Ponds on the 1st, 9th, 12th, 13th, 15th, 17th and the 18th are penalty areas and should be treated as such when dropping.

    II. All ditches on the course are penalty areas.

    III. When winter rules are in operation, a ball lying on the fairway may be lifted and cleaned without penalty and placed within 6″ of where it originally lay no nearer the hole.

    IV. Any ball coming to rest on a tee or green that is not in play must be dropped at the nearest point of relief not nearer the hole, without penalty.

    V. A ball coming to rest in a drainage line – new, or old in the “General Area” (This is defined as anywhere on the course excluding, the teeing area of the hole in play, the putting green of the hole in play, all bunkers, all penalty areas) may be lifted and dropped within 1 club length of complete relief from where it originally lay no nearer the hole without penalty.

    VI. Any bunker with a GUR marker in it loses its Hazard status. The player then has two options:

    a) Play the ball as it lies.
    b) Drop the ball outside the bunker, no nearer the hole at the nearest point with no penalty.

    VII.  Any area marked NPZ – No Play Zone differs from areas marked as GUR.  The ball must not be played as it lies and the ball must be dropped outside of the defined NPZ, no nearer the hole at the nearest point with no penalty.

    ETIQUETTE

    Players must play without delay, only 3 minutes are allowed to find a lost ball, losing one hole must make immediate effort to close that gap to the group in front.

    If the green is clear ahead, players must play their own ball before helping others to look for theirs.

    Divots must be replaced, pitchmarks repaired on greens and bunkers must be raked.

    Where possible please keep to existing paths and walkways around the course.

    Players please be aware that a pedestrian footpath runs adjacent to, and through part of the Golf course and a public footpath crosses the course, all players should be aware that pedestrians may inadvertently wander onto the course.

    SUSPENSION OF PLAY

    Immediate suspension of play for reasons of danger will be signalled by ONE PROLONGED BLAST on a klaxon. Two shorter blasts will be sounded when play can recommence.
